Riverview at South Fork Community

A request to develop approximately 556 acres into a mixed use community consisting of single-family detached homes, attached single family homes, multi-family homes within a mixed use building with retail commercial at street grade.

The sketch plan  under review identifies a village center area (61-acres), and general residential area (494 acres).

  • Village center area is envisioned to include: 241 townhome units, up to 75,000 sq. feet of commercial retail, and up to 350 multi-family units.
  • General residential area is envisioned to include a total of 676 single-family detached homes with a mix of lot sizes.
  • 52.9 acres of open space area
  • 111 acres of tree save area
  • Four lane divided road -- South Fork Parkway

Project Status:

    • Sketch Plan Submittal - Received and under review. There have been multiple versions of the development.  Current plan set dated April 11, 2022.
    • Environmental Sustainability Board Meeting Request: ESB recommended approval of the inventory requirements on 6/15/2022.
    • Community Meeting #1- Thursday, September 8th, at 6:00 p.m. at First United Methodist Church (807 South Point Road)-- Meeting minutes and presentation are provided below.
    • Traffic Study- traffic counts are complete.
    • Zoning Application & Schematic Plan Submittal- TBD
    • Community Meeting #2- TBD
    • Planning Board - TBD
    • City Council Public Hearing - TBD
